Have you purchase a property in Italy abruzzo and had problems?

i am interested in this as we have an italian estate agency and i am trying to compile a fact list of the sorts of things to avoid when you purchase here... so i hear a lot from people we meet about attempts at duping them but would like to know how widespread it is... and what goes on... do not need names...or attempts to shame just facts on what went wrong with your process.
